Client

This ambitious project is led by one of Bonisch’s valued long term clients, in collaboration with local contractor Te Anau Earthworks Ltd. The development is located on ex–Southland District Council land, right in the heart of Te Anau. Together, the client and project partners are delivering a multi-staged development that will support both the industrial and residential growth of the region.

Challenge

Te Anau required both industrial and residential expansion to meet increasing demand and support the town’s ongoing growth. The challenge was two-fold: to provide versatile industrial land with strong transport connections, and to unlock high-quality, well-connected residential land while balancing environmental, accessibility, and affordability concerns. Additionally, the design had to complement and modernise a previously proposed layout from 1997 to meet today’s expectations for density and livability. 

Create

In the first phase, the project delivered 33 industrial lots adjacent to the existing industrial area, with direct access from Sandy Brown Road. Designed with flexibility in mind, these lots cater to a variety of commercial needs. The development also incorporated on-site stormwater retention and treatment, aligning with sustainable development principles.

The upcoming phases — known as Luxmore Residential — will deliver nearly 100 residential sections across four stages. These will offer a range of lot sizes to support both higher-density and more traditional housing options. The subdivision design features wide berms, reserve walkways, and key pedestrian connections, creating a well-connected and inviting community space that links both ends of Govan Drive.
